Remember, most buyers start on line and will use the pictures to determine if they want to view your property. We use professional photographers and digitally enhanced photos to show your properties best features. We can photo shop is green grass, remove objects and add sunsets as needed. Our goal is to offer enough photos to showcase your home/lot, but not so much as to lose buyer's attention. We will change out the main photos seasonally as needed to keep your listing fresh and interesting.
Video and virtual tours
We use a combination of still photos and live video to create short, but interesting videos of your home and area. Listings with video or virtual tours tend to get more views and often get premiere placement on listing sites. We control the video file, allowing us to add it to our YouTube channel and Facebook pages (native video works much better than linking to a 3rd party)
Detailed marketing packets
Our goal is to offer potential buyers (and their agents) the information they need about your home, including Google based plat maps, tax information, disclosures, etc. We create a booklet to be kept at the home, in addition to oversized postcards showing your homes best features. We have a text code sign rider so that interested buyers can text for an electronic flyer.
What do we do to begin the marketing push?: Once we have your marketing in place, we go for a strong initial push when the listing is fresh to really get it in front of customers. We will do what we have to in order to get 5000+ internet views and typically 200-300 clicks to our site or video within the first week to ten days.

How do we market your property on line?
We have many great systems in place to market your property nationally and locally - both are very important to finding the right buyer. Also, as the broker/owner, I personally oversee all marketing and as a smaller brokerage, we have FULL CONTROL over our content and presentation. We do not rely on someone from a corporate office to mass publish our listings.
Third party listing sites: Although there are hundreds of real estate sites out there promoting listings, we tend to focus on the top 8. As with most brokers, we use Listhub to submit our listings to the largest third party aggregators. We also use Realbird and IDX Broker to submit listings to additional third party sites. We have a direct feed to Zillow and Trulia through the MLS. Over 90% of views from third party sites comes from Zillow, Trulia, Homes.com and Realtor.com (including the sites they directly feed) and we go in and enhance these listings and verify the information. We want to make sure that your home is properly represented where the public is really looking.
Video/Virtual tours: We will take live video of your Traverse City area home and surrounding area to again show off the best features of your home and area. We also utilize software to create virtual tours using the video and still photos and upload this to our YouTube channel. Listings with video links tend to get more buyer visibility on line. Youtube videos also show up well on search engines (Youtube is owned by Google).
Single Property Web Sites: Traverse North Realty uses the Realbird marketing system to help sell your property. We create a single property website that is also mobile enhanced. This site also can be reached by a smart phone using the text code option. We feel this is much better than a paper flyer box and promote this code on our signs and literature. Potential buyers using the text code will be sent a link to the property listing for future review. From there, they can view all the features of your property and easily contact us with questions. Local Websites: Real Estate is still a local business and our two main sites, LiveOMP.com and TraverseNorth.com are designed with the buyer in mind and are easy to navigate. These are custom built sites, not a cheap template or a page on a brokerage site, designed to attract potential buyers focusing on our region. TraverseNorth.com features listings within a 60 mile radius of Traverse City. Again, buyers do not want to search through thousands of listings and want to focus on the geographical area of interest.

We also own TBARSearch.com. Although this site is newer, our goal is to make this the go to site for the Traverse City area. Our listings are featured on the home page of this site (rotating with each visit).

Social Media: We have business Facebook pages for Old Mission Real Estate , the Arbutus Triangle and Traverse North Realty. We also have a YouTube Channel for both companies, along with Pinterest and Google+ accounts. Our goal is to be able to communicate and promote our listings and information with as many people as possible. We actively manage these pages and accounts to keep them fresh and popular. We continue to promote the area, it's attractions and events to continue to build visitors. We find that social media paid advertising is a great value when promoting your property.
We also create a blog just for your property using wordpress or blogger. Plus, all the social media posts tend to help our website gain higher search engine rankings, resulting in more views for your property.
Professional service and follow up
We have a full time office manager to support our listings, marketing and showings. We have three other agents and do not practice designated agency. That means that everyone in our office represents our sellers. Ask the other brokers in town who the broker themselves represent (typically a dual agent and you will sign a form stating so) and who the other agents represent (typically anyone but the seller). It is important to us that everyone in the office does what they can to sell your home for the highest price and the quickest turn around.
Our phone messages are emailed and texted to each owner and office manager 24/7. Between us, someone is available almost every day and most evenings.
As a past automotive quality engineer, I learned quickly to resolve problems successfully and quickly. 16 years dealing with Ford, GM and Peterbilt as a teir 2 or 3 supplier taught me the importance of trying to eliminate issues up front, tracking key objectives and resolving any issues immediately.
Affiliated Agency: This means that all of our agents represent you, the seller. Most other real estate companies practive Designated Agency, meaning all the other agents represent the buyer and the broker could end up being a dual agent (They will ask you to sign a listing addendum explaining the broker may be a dual agent). It really comes down to a real team supporting the goal to sell your home as quick as possible for the highest amount possible.
